Home Buying Loans and Grants -- USDA Rural Development Loan


Homes for Sale in Lancaster PA -- Lancaster County Real EstateLooking to buy a home in Lancaster County, but have limited income limits?  There is a loan available to you that you might not know about!  I have done a number of loans such as this in the past, and thought I would share my information with other buyers.  

The USDA Rural Development loan is available directly from the US Government for those families who meet certain income limits.  There are two types of loans available -- Direct and Guaranteed -- with certain differences that you might qualify for.  These are also known as SECTION 502 Loans, and can be used to not only purchase a home, but also to make repairs, build or renovate your existing home.    Homes for Sale in Lancaster PA -- Lancaster County Real Estate

Applicants for a DIRECT or GUARANTEED loan must have low or moderate incomes (contact me at Homes for Sale in Lancaster PA -- Real Estate in Lancaster County to see if your household qualifies).  Applicants must have reasonable credit history, and be unable to secure a loan elsewhere.   

Terms:  DIRECT Loans are for between 33 - 38 years depending upon your eligibility, and 30 years for a manufactured home.  There are certain requirements that a home must meet, such as passing a USDA "Thermal" inspection and have adequate site standards (water/sewer available).  GUARANTEED Loans are for 30 years, and there is NO DOWN PAYMENT needed.  Income limits apply for both types of loans, meaning your household cannot make more than the median income for the area you are purchasing in, and the home must still pass certain inspection requirements. 

Now the REALLY GOOD NEWS -- Believe it or not, the majority of LANCASTER COUNTY is eligible for Rural Housing loans!  Populated areas, such as Lancaster City and most of Central Lancaster County are not eligible, but homes for sale can be purchased with a Rural USDA Loan in Penn Manor, Solanco, Leola and most of Conestoga Valley, Manheim, Akron, Ephrata, Lititz and Rothsville areas, Salunga, Mount Joy and Donegal areas, certain Hempfield areas, Lampeter, etc.

How long you plan to live in the home.
If you purchase a home and decide to move after only a short time, the value of your home may not have appreciated enough to cover the costs that it would take you to sell your home.  You should plan to stay in your home at least 3-4 years to cover buying and selling costs. 

How long the home will meet your needs.
What features do you require in a home to satisfy your lifestyle now? Five years from now? Depending on how long you plan to stay in your home, you'll need to ensure that the home has the amenities that you'll need.  Having an idea of what you'll need will help you find a home that will satisfy you for years to come.

Your financial health - your credit and home affordability.
Is now the right time financially for you to buy a home? Is your credit good?  Good credit could qualify you for the lowest interest rates. If you have more than a couple of blemishes on your report, lenders may still provide you with a loan, but you may just have to pay a higher interest rate and fees.  Make sure that whatever you do, it's within your comfort zone.  To determine how much home you can afford, talk to a
lender or go online and use a "home affordability" calculator. Good calculators will give you a range of what you may qualify for.

Where the money for the transaction will come from.
With today's broad range of loan options, having a lot of money saved for a down payment is not always necessary.  Speak with your lender and your Realtor, Jeannie Kontis, about your options, available grants and programs.

The ongoing costs of home ownership.
Maintenance, improvements, taxes and insurance are all costs that are added to a monthly house payment. If you buy a condominium, townhouse or in certain communities, a monthly homeowner's association fee might be required.
